In the very heart of the Quiet Centre of Riga, at Rūpniecības Street 33, the third stage of the award-winning apartment building Viesturdārzs by real estate developer Merks mājas has now been commissioned. The new seven-storey building contains 90 apartments, ready to welcome the owners in their comfortable new homes already by the end of this year.

“Viesturdārzs is our most awarded apartment building project and therefore its progress to next stage comes with a great sense of responsibility and the challenge of not only upholding the established high standards, but also continually delighting the apartment owners with thoughtful and creative solutions. This project is clearly defined by a combination of state-of-the-art technology and historical charm. A key focus during the construction process was on aesthetical sustainability of the building, particularly reflected in the building facade, whereas the location of the buildings is an ongoing reminder of the proximity to the Quiet Centre and the historic centre,” says Mikus Freimanis, Member of the Board of Merks mājas.

Comfort and energy efficiency exceeding expectations

The seven-storey building is rated A for energy efficiency and contains 90 apartments with under-floor heating and offering a sense of spaciousness, as the ceilings in all apartments are 2.78 metres high. The well-designed floor plan offers a choice of apartments from two to four rooms with area from 44 m2up to 220 m2.  For extra convenience, the residents will have access to a lockable bicycle and pram storage area on the first floor of the building.

To open up more options for recreation and enjoying the nature and neighbourhood, each apartment is designed with access to outdoor space, perfect for sipping the morning coffee or savouring the tranquillity of the Quiet Centre in the evenings. As a special gift to the residents, the developer has created a spacious, fully-furnished communal rooftop terrace, ideal for larger celebrations or events, yoga classes or simply sunbathing and reading a book. The rooftop terrace offers an inspiring view of the city and will be equipped with a covered kitchen and barbecue area, as well as separate relaxation spaces with seating and plants.

With a spacious children's playground designed for various ages, Viesturdārzs neighbourhood has something to offer even to the youngest residents, while the recreation area will be appreciated by every resident of the building. There will be a dedicated exercise corner in the courtyard for teenagers and adults who enjoy being active.

Top-level comfort

For even greater comfort, the residents will be able to purchase an underground parking area that can be equipped with high-capacity EV charging station, as well as additional storage room in the basement floor of the building. The underground car park and the storage will be accessible by elevator, greatly enhancing the daily convenience.

To allow the residents to keep enjoying the premium experience beyond their home, Viesturdārzs offers the Owners’ Club benefits which include special offers and discounts at the neighbourhood restaurants, leisure facilities, shops and medical facilities, making living here even more convenient and attractive. The Club’s members can count on enjoying further special offers and privileges directly from the developer, Merks mājas, as well.

With a view beyond “the basic necessities”

The value of real estate is determined by a number of factors, such as the location, the quality of the construction and decoration materials used, as well as energy efficiency solutions. Equally important is the overall environment and atmosphere, or the residents’ experience while at home and in the neighbourhood. A less pronounced, but nevertheless important factor is the recognition by industry experts that the project has received, including in the form of various awards. Viesturdārzs, the largest residential building project in the Quiet Centre, is also one of the most awarded apartment buildings not only in Riga, but in the whole of Latvia. The third stage is expected to keep delighting not only the residents of the building, but also the industry experts.

The second stage of Viesturdārzs received the highest evaluation and was ranked first in the “Best Building of the Year in Latvia 2022” competition in the “New Residential Building” category. The project also received acclaim from industry experts, ranking among the TOP 3 in the Latvian Annual Building Awards 2022 in the “New Residential Building” nomination. Mikus Freimanis admits that the recognition by the industry is not only a source of pride, but also a motivation to keep offering people more than just apartments, because the environment, infrastructure and solutions that the residential building project can offer to its residents goes far beyond the “basic necessity” solutions.

Building sustainability for convenience and aesthetics

The second stage of Viesturdārzs project has also received accolades at Baltic scale for its sustainability solutions. Second place in the “Sustainability in Architecture Construction Design in Baltics 2023 ” underscores the project developer’s efforts to make living as convenient, practical and accessible as possible for the residents. Highest-quality sustainable and innovative materials have been used in construction to ensure that the building retains its aesthetics for many decades to come.

A key sustainability solution introduced by Merks mājas in this project was the use of construction materials produced in Latvia. This approach received special recognition in the “Best Building of the Year in Latvia 2022” competition in the special nomination “Latvian VALUE 2022” (“Latvijas LIETASKOKS 2022”) as the project with the highest use of Latvian-produced construction materials.
