Buy an apartment in stage III of Viesturdārzs un celebrate the New Year in an exclusive destination!

The real estate developer “Merks mājas” makes an unexpected surprise for its future residents to celebrate the commissioning of the third and final stage of the extensive project Viesturdārzs. Any buyer who will purchase an apartment in stage 3 of the project from 13 November 2023 to 29 December 2023 (inclusive) will get a gift to go to a selected destination anywhere in the worlds worth EUR 6,000.

Viesturdārzs is the largest residential block in the Silent Centre of Riga, with over 350 class A energy efficient apartments. 90 apartments with heated floors were built in stage III to provide the sensation of spaciousness, because floors of all apartments are at a height of 2.78 m. The well-considered layout offers apartments from two to four rooms and with an area of 44 m² to 220 m².  For additional comfort the residents will be able to use a closed room on the first floor to keep bicycles or strollers.

To open up wider opportunities for enjoying recreation, nature and neighbourhood, according to layout, every apartment has an outdoor space to enjoy a cup of coffee in the morning or a peaceful evening in the Silent Centre. The developer has also built a special gift for residents of the house – a large furnished common use roof terrace, which will be useful for celebrating big events, organising yoga classes, or just sunbathing or reading a book. An impressive view opens up from the roof terrace to the city, and it will be equipped with a grilling area under the roof, as well as greenery and separate recreation places with seats.

Terms of Promotion “Merks Mājas pays for your dream travel”

(hereinafter referred to as the Promotion)

1. The Seller and the Promotion Organiser is SIA “Merks Mājas”, registration No. 40003657280, registered address: Rūpniecības iela 25-98, Riga, LV-1045, e-mail: info@merksmajas.lv.

2. The Promotion applies only to SIA “Merks Mājas” project “Viesturdārzs” at Rūpniecības iela 33, Riga.

3. The Promotion will take place from 13 November 2023 to 29 December 2023 (inclusive) (hereinafter referred to as the Promotion Period) for a restricted number of Promotion participants.

4. The Promotion participant is a buyer (natural or legal person), who has not concluded a real estate reservation agreement with SIA “Merks Mājas” for buying an apartment in the Viesturdārzs project, address: Rūpniecības iela 33, Riga, before the beginning of the Promotion Period, and who will meet both conditions specified below during the Promotion Period (hereinafter referred to as the Promotion Participant):

4.1. conclude (sign) a purchase or reservation agreement for buying an apartment in the Viesturdārzs project, address: Rūpniecības iela 33, Riga;

4.2. credit to the current account of SIA “Merks Mājas” (specified in the respective purchase/reservation agreement) not less than 20% (twenty percent) of the real estate purchase price set in the agreement between SIA “Merks Mājas” and the Promotion Participant. The condition of this paragraph is met if the funds are received in the current account of SIA “Merks Mājas” specified in the respective purchase/reservation agreement during the Promotion Period.

5. Within the Promotion, the Promotion Participant will get a gift certificate for EUR 6,000.00 (six thousand euros), including VAT, from the tour operator or travel agency specified by SIA “Merks Mājas” (hereinafter referred to as the Gift Certificate).

5.1. The Promotion Participant is entitled to use the Gift Certificate to pay for hotel and to purchase flight tickets to the travel destination selected independently by the Promotion Participant, which is offered by the specific tour operator or travel agency.

5.2. The Promotion Participant shall use the Gift Certificate at the specific tour operator or travel agency by the deadline set for the Gift Certificate by the specific tour operator or travel agency provided that the period of use is not shorter than until 31 March 2024.

5.3. The issuer of the Gift Certificate, that is the tour operator or the travel agency, shall be fully responsible for the service (travel) purchased as a result of using the Gift Certificate. 

6. Instead of the Gift Certificate, the Promotion Participant is entitled to receive a discount of EUR 6,000, including VAT, on the purchase price of an apartment in the Viesturdārzs project, address: Rūpniecības iela 33, Riga, which is reflected in the purchase/reservation agreement concluded between the Promotion Participant and SIA “Merks Mājas”. In this case, the Promotion Participant will not get a Gift Certificate to purchase a travel. 

7. The Promotion Participant cannot receive the Gift Certificate proposed within the Promotion in cash or by cashless transfer.

8. This Promotion takes place at the same time as (is summed up with) the promotion implemented by SIA “Merks Mājas” to pay the state duty of 1.5% (one point five percent) instead of the buyer.

9. The Promotion Participant is entitled to use the Gift Certificate acquired as a result of the Promotion also for such travels and destinations, which are more expensive than the value of the Gift Certificate, and in this case the Promotion Participant will pay the specific tour operator or travel agency the amount exceeding the value of the Specific Gift Certificate.

10. When organising the Promotion, SIA “Merks Mājas” has studied the market situation and the possibilities of celebrating the New Year (2024) in any of the destinations named within the Promotion, that is Dubai, Tokyo, Maldives, Bali, New York (hereinafter referred to as the Named Destinations), however, taking into account the seasonality and specifics of the tourism industry, SIA “Merks Mājas” does not guarantee that the Promotion Participant will be able to use the Gift Certificate to celebrate the New Year (2024) in any of the Named Destinations. By participating in the Promotion, the Promotion Participant certifies that he /she understands and agrees that as the end of the year approaches the possibilities of booking a travel for celebrating the New Year (2024) at any of the Named Destinations reduce. The quicker the Promotion Participant decides to participate in the Promotion, the more chances that the Promotion Participant will be able to use the Gift Certificate to celebrate the New Year (2024) at any of the Named Destinations.

11. If the Promotion Participant meets the requirements set in paragraph 4 of the Terms of Promotion and qualifies for the Promotion, but the Gift Certificate cannot be used to celebrate the New Year (2024) at any of the Named Destinations, that does not restrict the right of the Promotion Participant to use the Gift Certificate in accordance with paragraph 5 of the Terms of Promotion or the right of the Promotion Participant to choose to get a discount in accordance with paragraph 6 of the Terms of Promotion.

12. By participating in the Promotion, the Promotion Participant certifies that he/she agrees that employees of SIA “Merks Mājas” work only on the working days defined by the state and during the working hours from 8:00 to 17:00, therefore any actions that should be made at SIA “Merks Mājas” within the Promotion shall be made during its working hours, unless the Promotion Participant and SIA “Merks Mājas” agree otherwise.
